Seller closing costs in New York typically include the broker commission, New York State and City transfer taxes, attorney fees, and any outstanding maintenance or common charges. The NYS Real Property Transfer Tax is $4 per $500 of consideration (0.8%) for most residential sales, with an additional NYC Real Property Transfer Tax of 1% for properties sold at $500,000 or less and 1.425% for properties above $500,000. For sales at $3 million or above, an additional mansion tax surcharge applies on the seller side as well. We provide a detailed net proceeds estimate before you list.
An exclusive right to sell agreement grants your listing broker the exclusive right to market your property and earn a commission regardless of who ultimately produces the buyer — including if you find the buyer yourself. This is the most common listing agreement in New York and provides the broadest marketing commitment from your broker. We review the terms of our listing agreement with you in full before you sign anything.
Pricing is based on a comparative market analysis — a review of recently sold properties comparable to yours in size, condition, floor, building type, and location, along with an assessment of active competition. We also factor in current market conditions, days on market trends, and your timeline. We do not price to flatter — we price to sell. An overpriced listing sits on the market, accumulates days on market, and ultimately sells for less than a well-priced listing would have from the start.
A flip tax is a transfer fee charged by some co-op buildings upon the sale of a unit. It is typically paid by the seller and is calculated as a percentage of the sale price, a percentage of the profit, or a fixed amount per share. Flip taxes are set by each building's proprietary lease or house rules and vary significantly. Sellers are required to disclose a flip tax — it is a material fact that affects your net proceeds and must be reflected accurately in any transaction.
Time on market depends on pricing, property condition, building type, and market conditions at the time of listing. A correctly priced, well-presented property in a liquid market can attract offers within weeks. A co-op sale takes longer to close than a condo due to the board review and approval process — typically 90 days or more from accepted offer to closing. We give you a realistic timeline based on your specific property and the current market.
No — and in most cases it is better if you are not. Buyers tend to be more candid and spend more time in a property when the owner is not present. We manage all showings on your behalf, coordinate access with building staff or doormen where applicable, and provide you with feedback following each showing. You are kept informed throughout without needing to be involved in day-to-day logistics.
